CapitalRise is an online platform that provides investors with access to investment opportunities in Prime Property Development. Investors can pick an investment that the professional team has pre-assessed; build an account and move funds; start earning investment returns; make investment in property easy. CapitalRise's founders come from top-level backgrounds in real estate development, land management, financial technology, law, and business. The business was initially established by two Finchatton partners – a specialist real estate development firm with over Β£1,2bn of property investment experience – and a financial technology expert, Uma Rajah. CapitalRise Ltd is an approved agent of Sapia Partners LLP, registered by the Financial Conduct Authority, registration number 550103. CapitalRise charges developers to collect funds through the platform. As accomplished developers themselves, the co-founders have endeavored to make the service competitively priced for developers and cheaper than their conventional alternatives. Investors pay no fees.

What kind of investment do they offer?

CapitalRise aims to challenge the old way of investing in property and give investors quick and direct access to high-quality real estate-backed investments that produce attractive returns. Through removing middlemen, CapitalRise allows investors to benefit from 8% to 12% annually. CapitalRise investments are in famous sites like Eaton Square (Belgravia), Grosvenor Square (Mayfair), Knightsbridge and Home Counties.

How did it all begin?

CapitalRise was founded by Alex Michelin and Andrew Dunn, who spent the last 15 years purchasing, investing, developing and selling over Β£1,2bn of real estate at the most sought-after locations in the UK and internationally. At this time, investors and property developers learned first-hand how much time and money is lost trying to gain access to great real estate investments and trying to collect capital. But they agreed to create a solution, creating CapitalRise in 2015. Alex and Andrew were later joined by CEO and co-founder Uma Rajah, one of FinTech's early pioneers who brought a decade of FinTech experience and successfully introduced, established and scaled over 9 lending platforms over the past decade.

Is there any sort of Provision Fund/Insurance against bad debt?

If you make an investment, you give the borrower a loan secured against prime land. Every loan is slightly different, but the investment would either have a first or second legal fee on the land. Investors will be in the first category to recover capital in the event of a forced selling of a house. A second legal fee means investors receive their money after the first group. CapitalRise established a new dedicated CapitalRise subsidiary for each investment that ring-fences each loan and investment. The property firm offers the borrower's loan and issues creditor bonds. Being issued bonds by this dedicated organization guarantees that you borrow from other CapitalRise investments. If a loan defaults in another transaction that will not affect your investment. Wherever your investment lies, we'll always make it clear.

Is there an Early Sell out option or Secondary Market?

If you don't want to keep an investment until the end of the term, use our Bulletin Board to sell your investment to another CapitalRise participant and get your money back before the end of the term. Once your investment sells, we charge you an admin fee that is 1.5% of the selling value. Buyers are not charged. Posting a Bulletin Board investment does not guarantee sales.
