Civislend is a crowdfunding platform for developers in Madrid, Spain. Civislend positions itself as a Co-Financing Platform (PFP), which interacts professionally with individuals or businesses to secure loans from investors without resorting to the services of a bank or other financial institution. We must also note that Civislend's co-financing platform operation is governed, as of April 16, 2015, by Law 5/2015 supporting business financing. Simultaneously, it is approved by the National Commission for the Securities Market (CNMV) with Bank of Spain approval and listed in the official co-financing platform register under number 21.
Seeing the real estate crowdfunding investments, interest rates are not so high. Actually, their estimated annual returns start from 6% to 10%, depending on the conditions of the project. Simultaneously, Civislend emphasizes the careful selection of investment assets and a comprehensive risk analysis process that allows them to classify each of their projects on an 'A' scale - low risk - to 'C' - moderate risk. To this end, they have an experienced technical team who, among other things, analyses the project organizer's expertise, building typology, borrower's credit background, or the region in which he is based. In this case, read the projects with good conditions and appropriate rating more carefully, as the Civislend team offers all the necessary details.

Civislend: how it works and who can invest?
Civislend is available to anyone 18 or older with an NIE – Foreigner Identification Number. Simultaneously, you'll need to provide some extra details to go through the KYC process.
What are you investing? (Account opening)
As always, the first step is to open a platform investment account. The process is quick. To open an account, send your email address, phone number, physical address and identity documents (ID card, Passport) and adhere to the terms and conditions of the following website. Before that, you must confirm your email and your account is ready for transfers.
How do you start investing? (Opening an Account)
Upon verifying your status, you have full access to all projects open to funding. But before spending, you need to put money on your account. Civislend uses its facilities as a payment entity registered with the Bank of Spain. Note that the minimum investment in the Marketplace project is €250. The actual sum is calculated by investor type (from €3000 to €10,000 per year). Moreover, at the project financing stage, you can change the amount of investment upwards, but not cancel or reduce the amount allocated. If the project funding goal has been accomplished, the investor's initial capital investment can not be recovered until the project ends. And don't forget to handle anything manually, as Civislend doesn't have the auto-invest functionality.
Should you invest?
Civislend looks like a very stable Spanish real estate investment site. To diversify your portfolio with Spanish assets, this is a perfect place to do that. But before making your investment, we always suggest visiting our website - you'll probably find some alternative platform to suit your investment needs.
