What is iFunded?

iFunded is a digital real estate investment platform that provides both direct and indirect real estate investments, and operates with technology to support both retail and institutional investors. Investors will invest in real estate project development and generate returns of as much as 15 percent per annum.

How does iFunded work?

You will need to verify your ID within 14 days of your initial investment with iFunded to enter iFunded. The process requires you to go through either a post or video identification process which provides verification of identity and address to ensure that it matches your documents. It's a one-time process and you're not going to do it again.

iFunded offers investments which are referred to as subordinated loans and, unlike bank loans, these loans are not backed by first-class mortgage, which implies higher investment risk.

Funds on the balance sheet are qualified as equity and give the property developer the opportunity to borrow additional money from the bank. This means developers of immovable property must therefore have lower leverage for iFunded creditors, but they must pay higher interest rates to investors in return.

According to Michael Stephan, founder and CEO, they offer their investors access to world-class properties previously accessible only to selected investors.


iFunded was set up by Einar Skjerven, who is also Skjerven Group's founder and CEO. Since 2006, he has been Managing Director of Industrifinans Real Estate GmbH and in charge of investments for the Norwegian Industrifinans Group in Germany. Mr. Einar Skjerven has over 20 years of investment and wealth management experience. He is a residential real estate investment expert in Berlin. Advisors include:

  • Prof. Dr. Nico B. Rottke, spokesman of the Board of the asset and investment manager aamundo real estate group - one of the leading experts in German-speaking real estate financing and has a wide network in the capital market sector.
  • Cédric Köhler, managing partner at the well-respected venture capital investor Creathor Ventures. He has more than 12 years of VC experience. Before Creathor Ventures he specialized in the tech industry.
  • Dr. Michael Nave, co-founder of the UNIMO Group, who realized real estate with a value of over EUR 800 million.
  • CEO and founder of Treuenburg Group, a real estate and VC firm focusing on Germany, Torsten Pfeifer with over 15 years of investment banking and real estate investment experience.

What iFunded programs are offered?


One of the iFunded ventures we found was a fully occupied German-based property offering at an enticing annual interest rate of 5.5 percent per year. The funding limit is €400,000, the target being €500,000 and the limit being €600,000. As you can see this projected was funded successfully and repayment should begin in 17 months.


Over here is another fascinating iFunded project, which was completely repaid. This Berlin-based property offers an attractive 5 percent per annum annual interest rate. The threshold for funding is €450,000, whereas the target is €500,000, and the cap is €550,000. As you can see, the interest payments from this project are at maturity.
